What charges or fees should I expect when moving to Larmenier?

At Larmenier Retirement Village all homeowners pay annual service charge and ground rent for their property. The service charge covers the costs of the day-to-day running of the retirement village, including facilitating all the various services and maintaining the communal areas and gardens – so you can focus on enjoying active retirement living. All homeowners contribute equaly to the service charge budget, which is reviewed and agreed annualy following consultations with all residents.

Service charge – £157.83 per week (01 April 2024 – 31 March 2025)

Ground Rent – £25.00 per month (one bedroom) or £33.33 per month (two bedrooms)

We are always transparent about our service charges and we can talk you through all the costs involved in living at Larmenier Village before you move in. You will receive a copy of the service charge budget with an itemised breakdown of all that is included, our General Manager will also be available for further queries and will ensure you have a detailed knowledge of ongoing costs before you move into your new home.

What is included in the Service Charge?

Included in your Service Charge:

  • Estate management
  • Maintenance of communal areas and grounds, including gardening and upkeep of the building exteriors
  • Buildings insurance, public and employers liability, contents insurance for communal areas
  • Heating, water and electricity in communal areas
  • 24-hour emergency call system
  • Support assistants 24 hours a day who are available when required
  • 45 minutes of domestic cleaning plus laundry services included weekly
  • Maintenance services available
  • Laundry facilities
  • Window cleaning
  • Wi-Fi for comunal areas at Southworth House
  • Equipment maintenance (lifts, IT, fire detection, etc.)
  • Minibus insurance and servicing
  • Sinking fund contribution

What is the Try Before You Buy scheme?

The Try Before You Buy scheme is designed to give you that extra reassurane before making a big decision. You will get to experience the admosphere at Larmenier Village for a few days, talk to the other members of the community and sample our restaurant menu.

You can enjoy a Monday to Thursday stay in our show apartment, including a daily complimentary meal in our restaurant, for only £200. You will be able to sample the life style we offer without any commitments.

Does Larmenier Retirement Village offer care services?

Larmenier Village specialises in independent living for those aged 60 years and over, meaning you must be able to live independently within the village. Guidance and support is available however, and should you need light levels of care, we are happy to help facilitate that as we have good relationships with some local care providers. It is important for customers to understand that we are not a “care home” and cannot provide the level of specialist support that would be available with a care home provider.

Can I rent as well as buy a retirement property in Larmenier Village?

If you are planning to more into a retirement village, we are able to offer the choice of buying or renting properties. Our General Manager will be able to go over all options that are available to you.

Are there any regular activities that I can get involved with?

Absolutely, one of the biggest benefits to living in Larmenier Village is the community that you become part of. Our Team on site organised various activities such as coffee mornings, trips out in the minibus and film nights, you can get as involved as much or as little as you wish.

Is there parking available for me and any guests?

There is plenty of parking spaces available throughout the village. We also provide separate spaces for visitor parking.

What happens if I become unwell or can no longer live independently?

Part of the criteria for living in Larmenier Village is that you can live independently however, should your circumstances change we are here to support you. There are many reasons why someone may find they are no longer able to live independently and the levels of support they require can vary. Residents should keep the onsite team up to date with any changes in circumstances as there are local support services available such as domiciliary care providers and grocery deliveries etc.  We are happy to signpost you to these services but note these are not available in house and would be at an additional cost.

We will support residents to find ways to live independently for as long as possible, the safety and wellbeing of out residents and the wider community is important to us. If, even with the additional support being provided a resident is no longer benefitting from the independent living environment, our General Manager can help support residents and families in what other options are available to them in the local area.

Can guests stay over?

Of course! Your home at Larmenier Village is just that, your home, and you are free to have guest stay over as you would in your previous home. If you want guests to stay the night and you don’t have a spare room, we offer guest accommodation which is well presented with ensuite facilities. The guest suite is charged per night at a very reasonable rate and must be booked in advance.

Can I have a pet?

Yes, we understand that our pets are part of the family and welcome well-behaved pets into Larmenier Village.

What events and activities are organised at Larmenier Village?

There are various events held over each month enjoyed by all the residents and extra special events during Easter and Christmas. We also have visiting guests to entertain our residents along with some very tasty buffets.

Gardening Club

Active members can enjoy 4 acres of woodland within the grounds of Larmenier, where we pride ourselves with the natural wildlife that can be found and such a wide variety of birds butterflies and even deer can be seen to wander around.

A Slice of Goodness

Every Sunday we prepare a tea coffee and cake afternoon where you can relax and socialise with the other residents of the Village over a slice of homemade cake made by the Village Chef.

Shopping In Style

Every Monday we take residents out in our comfortable minibus to our local shopping place, arranging times to be picked up and dropped off, a great service which means you do not have to rely on taxis and busses.

Coffee Mornings

On Wednesday and Friday, start your day with our coffee morning which is an ideal meeting place to sit and chat with other residents where topics can be of a wide variety. We also have guests coming to entertain, it may be a talk or a visual presentation, while you sit in our beautiful coffee lounge.

Thursday Is Hair Day!

Treat yourself in our hairdressers salon every Thursday, hair by Jacqui, where you will be pampered and feel a million dollars ready for the weekend.
